Bed & Breakfast in Wales – The Llanerchindda Farm is Unique Among Many

Are you taking a trip to Wales in Great Britain and looking for a truly out-of-the-way place to stay? The Llanerchindda bed and breakfast might just be your ideal spot. there are others, of course, but my wife and I certainly enjoyed this location and hosts.

What a perfect, out-of-the-way place to simply rest and relax, do some trout fishing, or do some extreme four-wheeling – all in central Wales. The place is called Llanerchindda Farm and is fairly difficult to locate on a map, much less find it on the ground. It is located outside of a small settlement called Cynghordy, which is near the town of Llandovery.

Llanerchindda is a family business run by the Hadley family. Martin, his wife Lynn, and their twin sons mark and Andrew are the guiding forces that pour their heart and soul into this place. Each contributes in whatever needs must be undertaken at the time, from cooking or cleaning to washing off the muddy four-wheelers. even the flower boxes must be picked out and cleaned up every day. they have a staff of 4 or 5 helpers as well.

The location was an old farm house converted into a bed and breakfast a number of years ago, with a primary emphasis on 4×4 driving activities. A swift moving stream through the property provides an abundance of water hazards as does the steep, almost-mountainous terrain. there are straightforward tracks, deep wallows, muddy and steep climbs, and river sections. Although it is only 50 acres, the site is even utilized by the Welsh 4×4 Emergency Response teams for training. The official name is 4×4 Response Wales and is part of a national 4×4 network across the UK. The Welsh club that trains at Llanerchindda was even named Club of the Month in the September 2009 issue of Land Rover Monthly magazine.

The B&B can actually cater to as many as 35 guests, utilizing serviced rooms or self-catering accommodations. most rooms come equipped with a small color television with a few channels, coffee and tea maker, hair dryer, and central heat. there is a nice lounge area downstairs as well as a patio with a great view of the valley and countryside. It provides a spectacular view of Cynghordy Viaduct. The viaduct was built in just 14 months in the middle 1800′s for the railroad to cross the valley and it is still used for railroad service today.

A full farmhouse breakfast is served buffet style each morning, including eggs, ham, sausage, tomatoes, toast, yogurt, cereals, juices, coffee, tea, etc. Light lunches are available as an option. Traditional three course dinner meals are served in the main room, also at an extra optional charge. These dinners are outstanding, mostly prepared by Lynn herself, or at the least, her recipes are used. we tried two different, complete meals and they are quite filling and delightfully scrumptious. Lynn has a self-published cookbook of her special Welsh recipes available for sale on location., which make terrific gifts for friends and family back home.

The surrounding area provides an abundance of activities for UK or European guests on holiday or a quick weekend. American visitors can find history and small shops galore. The nearby town of Llandovery has a rich and ancient history and culture. The Romans took advantage of the hills to build a fort. Later, the Normans used the area to build a church. The Church of Mary on the Hill still stands on a hillside, watching over the town. The grave of William Williams, the famous preacher and religious songwriter, is located in the town. And of course, the expected castle. unfortunately, the town’s castle consists mostly of ruins, but it is worth a short visit. there is a small town Heritage Center as well. Services for most wants and needs can be found in Llandovery.

Llanerchindda Farm may be off the beaten path somewhat, but is well worth the visit. Martin, Lynn, mark, Andrew and their staff do their best to make your stay enjoyable. Costs range approximately $30 to $35 Euros per person.

While planning a visit to London, accommodation plays a vital role. London’s bed and breakfasts offer nice accommodation and are readily available though it may require prior booking. London’s bed and breakfasts are very comfortable and suit your needs whatever the reason for the visit. By booking early, one avoids the discomfort, anxiety and frustration of staying in places not planned or even budgeted for. When you are running a bed and breakfast it’s nice to look forward to the day when you have built your reputation and guests come back to you year after year. Not only that, they recommend their friends too! It’s good business. It’s far more profitable for a bed and breakfast business to re-book guests than it is to find new ones. Unfortunately, if you rely solely on that, your B & B won’t last long. Drawing in new people is an absolute must. your ongoing bed and breakfast marketing plan need to be something you have in mind all the time.

We all have budgets though. we can’t just advertise here, there and everywhere. when you run a bed and breakfast you need to run a tight ship. You need to know where you are going to get the best bang for your buck!

A brochure to advertise your B & B (or guest house, gite, country inn, chambre d’hotes etc.) is usually seen as a good marketing tool. It can be, but you have to consider where you can put it and how far it can reach. If you have a local tourist office who will stock it, that’s great targeting. Likewise if you have tourist attractions near your bed and breakfast. In return you take some of their brochures to hand to your guests. It’s a win, win situation.

But showering them around everywhere is just a waste of money. with modern digital printing methods you can have much lower print runs than before but it’s still not something that’s cheap. You can’t go throwing them around like confetti.

So how else do you advertise? Well anyone running a bed and breakfast today simply must have an internet presence of some kind. Bed and breakfast websites are common but the most powerful tool is your own bed and breakfast blog. They’re cheap to set up, have negligible running costs and, most importantly, you don’t have to rely on outside contractors or agencies. After a little initial help you can run your own.

A well run B & B blog gives you virtually global reach. using clever marketing tactics it costs no more to put it in front of a thousand people than it does to put it in front of one. for anyone running a bed and breakfast there is no marketing tool that even comes close in terms of its ability to increase your business.

Does that mean you shouldn’t bother with “old fashioned” bed and breakfast brochures? No. It just means you can afford to be more selective. get just a hundred done and see how they go. If there’s more call, get more printed. It’s an economical option while your blog does most of the work. good bed and breakfast marketing is a question of testing, seeing what works and acting on the results – all the while keeping an eye on the pennies. with a blog as the backbone of your marketing you can test other things cheaply and thus more profitably – which is what we’re all after!

Opening a bed and breakfast is a challenging task and not for everyone. if you’ve always dreamed of having your own B&B, make sure you know what’s involved so your dream doesn’t turn to a nightmare. Follow these steps:

1. Assess whether or not you have the personality to be a good B&B host. You need to be outgoing and friendly at all times. You need to be on call 24/7. Talk to some bed and breakfast owners. Ask about their day-to-day activities. Is this the kind of life you’re prepared to lead?

2. find a location that is not only a place you’d like to live and work, but is also a place visitors would come to. this might be in or near a popular tourist spot, or it might be an out-of-the-way corner where passers-through can stop for rest and good food. make sure there is something distinctive and alluring about the surroundings.

3. Check the zoning laws in the area. Be aware that not all cities allow bed and breakfasts. You must also check if there are any food service restrictions. if you’re remodeling or restoring an older building, make sure you comply with all local building codes. your contractor should be handling this for you, but it’s your responsibility, so check on him.

4. Create a business plan. You need to know as closely as possible, what your costs will be in order to set your prices. Talk to other bed and breakfast owners, who may be willing to share their numbers with you. You can also contact the American Bed and Breakfast Association (ABBA, or a similar organization in your country) for any guidelines they may have.

5. Determine the number of guests you’ll have at any one time. if you have more than five guest rooms in the U.S., you’ll have to comply with the Americans with Disabilities Act. this may entail installing wheelchair ramps and other handicap conveniences and providing handicap parking.

6. Check the competition in your chosen area. You’ll need to set your prices to stay competitive and you may find a way to get an edge by offering services they don’t.

7. Be realistic about your marketing costs when creating your marketing plan. they can be expensive. find ways to get free press – press releases, articles in travel magazines, editorial coverage of your special events, etc.

8. Put up a website and get your B&B listed in all the guides and directories. Keep an eye on the competition’s advertising. What’s working for them could work for you.

9. Hire staff as needed. at first you’ll need a housekeeper for sure. as your bed and breakfast grows more popular, you may need to add a cook, a bartender, a waiter and a gardener.

10. It’s a good idea to hire a reservation service, like B&B Midwest Reservations. this will not only reduce your workload, but it will eliminate the need to get and pay for a credit card merchant account and it will expose your B&B to a wider audience of potential future guests than you could do on your own. It’s somewhat costly, so use your judgment and don’t forget to take these fees into consideration when setting your prices.

11. Set up the rules of your bed and breakfast. Things to consider include hours of check-in and checkout, whether or not pets will be welcomed, cancellation and late arrival policies, whether children and smoking will be allowed.

12. plan the details that will keep your guests returning – a good wine list, excellent food, spotless rooms, tours of local attractions and those special personal touches.

13. Join ABBA and other useful organizations like your local chamber of commerce. this will increase awareness of your business in the community.

“Left Hook” Cook looks ahead to UCMMA debut after weekend win

In her final semi-pro MMA bout before she takes to the cage at Ultimate Challenge, Halo PR protege, Sophie “”Left Hook”” Cook, defeated Muay Thai champ Ruth Walker at Saturday’’s ZT Fight Night in Eastbourne.

Fighting out of ZT Fight School, the 58kg Sophie faced a tough challenge against Elite MMA’’s Ruth Walker, who weighed in at 60kg, before securing a split decision win (2:1).

The fight was two rounds under semi-pro rules, with no knees and elbows and no head shots on the ground.

Sophie’’s ZT coach and manager, Paul Morgan, commented, ““I thought Sophie won both rounds. I didn’’t see it as a split decision. Sophie showed a lot of heart and took a lot of head shots. she did well to take Ruth down, who was a stronger girl. she controlled the fight well on the ground”.”

In usual ZT fight Night style and in keeping with the vintage Winter Garden at Eastbourne Theatres with its music-hall décor, the night offered a circus ringmaster commentating in sequinned gold coat tails and top hat. a boy dressed as a leprechaun somersaulted and back flipped across the stage in between bouts and burlesque dancers featured on the card. Sophie danced on with R n B panache wearing a ballroom mask and feather boa before going to war.

Sophie dominated the pace and direction of the fight in both rounds, quickly moving in for the takedown. Struggling against her opponent’s strength and taking a lot of blows to the head and ribs, Sophie managed with some effort to take Ruth down three times and dominated the fight on the ground working for two submissions before the fight was stopped at the close of the second round.

Sophie said, ““’I’’m really pleased with the fight overall. it was my toughest so far. Ruth was so strong. I wasn’’t sure which way it went so I was really happy, really really happy.””

Paul Morgan commented, ““Sophie really is ready for the next stage and is looking forward to fighting next at Ultimate Challenge.”

Once you’ve made the first few tentative turns of your pedals, you’ll quickly appreciate how easy and enjoyable cycling can be. whether you are new to cycling, or returning to it, you’ll find there are friendly clubs throughout the region who offer a range of “get on Your Bike” group rides to suit all abilities, from beginners or children as young as five to experienced riders who are keen to get further a-field.

What makes a bed and breakfast room a great bed and breakfast room? the client who returns or recommends your establishment to friends and family is a great bed and breakfast room!

Over the years, I have traveled extensively and stayed in many bed and breakfast rooms, hotels and gites. Gite is the French word for shelter; this is usually a self catering rental that people take for a whole week. In those years, there have been many great places that I have stayed in; however, some not so great. I would go as far as saying horrid places!

It never ceases to amaze me how oblivious the owner seems to be. In essence, the B&B, hotel room and gite are the same; at least from the perspective of the owner. the owner tries to maximize his return on investment by letting the rooms as much as possible. with that in mind, surely the owner would get the basics right, right? obviously not in some of my experiences.

In my opinion, the basics are as follows: cleanliness, facilities, friendliness and then price. some owners might put the basics in a different order, but the price should not first. many travelers are on a budget and there is a place in the market for low end rentals. do the low end rentals necessarily have to be dirty and lack facilities? obviously not, but a lot do.

For the average priced bed and breakfast room, you will no doubt be competing with other establishments; unless you are in the middle of nowhere and yours is the only one for miles! with competition, there is always the desire to out price. There comes a point in which the profit margins are so low, it defeats the object of being in business in the first place. therefore, concentrate on the basics. most people are happy to pay the going rate, if not a little more, if the cleanliness and facilities are good. the friendliness from the owner costs nothing and making sure your place is spotlessly clean doesn’t cost an arm or leg either.

The next time you wonder why you are not getting referrals from previous clients, then it may be time to spend a night in your own bed and breakfast room to find out why. Usually it is pretty obvious, but if you still can’t understand why, perhaps it is time to try your hand at another business!

A full farmhouse breakfast is served buffet style each morning, including eggs, ham, sausage, tomatoes, toast, yogurt, cereals, juices, coffee, tea, etc. Light lunches are available as an option. Traditional three course dinner meals are served in the main room, also at an extra optional charge. these dinners are outstanding, mostly prepared by Lynn herself, or at the least, her recipes are used. we tried two different, complete meals and they are quite filling and delightfully scrumptious. Lynn has a self-published cookbook of her special Welsh recipes available for sale on location., which make terrific gifts for friends and family back home.

The surrounding area provides an abundance of activities for UK or European guests on holiday or a quick weekend. American visitors can find history and small shops galore. The nearby town of Llandovery has a rich and ancient history and culture. The Romans took advantage of the hills to build a fort. later, the Normans used the area to build a church. The “Church of Mary on the Hill” still stands on a hillside, watching over the town. The grave of William Williams, the famous preacher and religious songwriter, is located in the town. And of course, the expected castle. Unfortunately, the town’s castle consists mostly of ruins, but it is worth a short visit. There is a small town Heritage Center as well. Services for most wants and needs can be found in Llandovery.

Llanerchindda Farm may be off the beaten path somewhat, but is well worth the visit. Martin, Lynn, mark, Andrew and their staff do their best to make your stay enjoyable. Costs range approximately $30 to $35 Euros per person.
